What is Landlords 2022?

Landlords 2022 is an initiative of the Smoke Alarm Association Australia. The sole purpose of Landlords 2022 is to save your landlords money when complying with the new Queensland smoke alarm laws.  We are using the power of collective purchasing to negotiate substantial savings with smoke alarm manufacturers and installers to reduce the cost of compliance for your landlords. Landlords 2022 is a free service.  Neither Landlords 2022 or the Smoke Alarm Association sell, install or service smoke alarms – we are simply using the power of numbers to negotiate cost savings for your landlords.

Is the service free?

Yes – the service is free to you and your landlords.

When do my landlords need to comply by?

All rental properties need to be compliant by 1st January 2022.  Property Managers need to ensure that all properties managed are compliant by that date.  The penalty to your landlord for non-compliance is $500 and we have been advised by QFES that this will be strictly enforced.  Property Managers should consider commencing their smoke alarm program in 2020 to ensure compliance. With nearly 2 million smoke alarms to be installed there is going to be huge demand on installers and it will simply not be possible to changeover every rental property if everyone leaves it until 2021.

Are there penalties for non-compliance?

Properties that do not meet the new regulations by 1st January 2022 could face a penalty of $500.

Do I have to change service providers?

No.  Savings on the cost of smoke alarms will be passed on to your preferred service provider who will then pass the savings on to your landlords.  We will also be making available during 2019/2020 a list of installers and their pricing. You can then choose to stay with you current provider or use the services of an alternative installer.  As the majority of smoke alarms required will be 240v, they need to be installed by an electrician. Electricians will be in very high demand at this time, so we will make available a list of available electricians and their pricing so that you have a back-up to your current provider should they not have the resources to complete the work in time.

Will the alarms be of the highest quality?

Yes.  We will only be negotiating with the manufacturers of smoke alarms that supply smoke alarms that meet Australian Standard 3786-2014 and are proven as quality alarms.  These include smoke alarms from Clipsal, Brooks and PSA – the three industry leaders in the supply of smoke alarms.

What happens if we don’t manage the property anymore?

If you lose management of the property, the landlords registration remains in place and is transferred to the new managing agent.

Do you have brochures I can send to my landlords?

We certainly do.  We have developed a very simple and efficient way for you to introduce this to your landlords.  Your landlords will be extremely grateful that you have taken the initiative to save them a significant amount of money and achieving compliance in the required timeframe.

If you or your property manager uses a smoke alarm service provider, there should be no reason to change.  The discount we achieve for you will be passed on to your preferred service provider who will then pass the savings on to you.  We will also be making available during 2019/2020 a list of installers and their pricing. You can then choose to stay with you current provider or use the services of an alternative installer.  As the majority of smoke alarms required will be 240v, they need to be installed by an electrician. Electricians will be in very high demand at this time, so we will make available a list of available electricians and their pricing so that you have a back-up to your current provider should they not have the resources to complete the work in time.

What about quality and warranty?

We will only be negotiating with the manufacturers of smoke alarms that supply smoke alarms that meet Australian Standard 3786-2014 and are proven as quality alarms.  These include smoke alarms from Clipsal, Brooks and PSA – the three industry leaders in the supply of smoke alarms. As an absolute minimum the smoke alarms will come with a 5 year warranty.
